Processes

1

Consultation

We’ll sit down together and help you determine your needs wants and goals while offering my personal industry expertise and strategies for bringing your vision to life.
Image

2

Pre-Approval

Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.
Image

3

Property tours

After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.
Image

4

Write offer

Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.
Image

5

Under Contract or Escrow

With your offer accepted, we enter a 30-day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly
Image

6

Appraisal

The appraisal is ordered by your lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval.
Image

7

Inspections

Now that you've found your home we need to order the inspection. The inspection will let you know what repairs are needed, some are minor and some may be safety issues. Don't worry, you are still protected.

8

Closing

Congratulations! You now own a home and can get moved in. It's time to celebrate and have your housewarming and show off your home. We will be standing by to answer any questions you may have about home-ownership and have a list of contractors if the need arises.

Raving Reviews

I can’t begin to say how great it has been to work with Tallie. After my mother’s death, Tallie guided and supported me through an estate sale, moving furniture out of the house, getting it cleaned up/repaired and ready for the market. It was under contract the first weekend on the market and closed successfully at more than the asking price! Tallie is a professional in every sense of the word, very knowledgeable and always ready to help. Tallie is a person of integrity and compassion, and I am so thankful to have been led to her. Now, we are preparing to sell my house!
Tallie is THE BEST! She listens to what you want, advises on what will work best for you, works within your budget, and she knows the area. We are out of state buyers and put our full trust in her. She even did our final walk-through on our behalf. I cannot rave about her enough!
We were lucky enough to work with Tallie when purchasing our home a few months back. Tallie was amazing throughout the whole process. This was out first time buying a home so we had a lot of questions. She guided us through the process and took the time make sure we understood everything. She was very knowledgable of the market and the neighborhoods we were interested in. She took the time to really understand what we wanted and found us our perfect house. We loved working with Tallie and give her our highest recommendation!
I can't speak highly enough of Tallie. We first met Tallie when I was 32-weeks pregnant and my nesting period was manifesting itself in large purchases (I just bought a new car and then got a hormone-induced crazy idea to buy a house). While we ended up not buying the house we first met Tallie in, she gave us invaluable information about the home buying and loan process. Fast forward to almost a year later, and we just closed on our new home! Yes, Tallie stuck with us for a year as we put the house hunt on hold, then started dabbling, then changed our budget, then changed our budget again, and then changed the neighborhoods we were considering, and then changed the neighborhoods again! Tallie came to visit me when I was on maternity leave with our first baby, and brought presents for both the baby and me. And her wonderful qualities don't end with gratuitous gift giving (she gave us another gift at our closing) - she always humored us with the properties we wanted to see, and would share her honest opinion on certain aspects of the property - the pros/cons, etc. without forcing it on us. She would let us form and share our opinions, listen to us, and then offer her view on things. She has been such a wonderful and trusted advisor throughout the whole process. Her attention to detail left no stone unturned as far as letting us know what we could expect as first-time home buyers. She also facilitated our inspection, and went back to the property multiple times to get quotes for work during our due diligence period so we could make informed requests and decisions when working with the sellers on getting to closing. I highly recommend Tallie to help you find your home! I look forward to keeping in touch with her even though our home search has been completed. Thank you, Tallie!
I am from New York and plan to move to North Carolina by year end. My sister moved in July of 2023 and could not recommend Tallie enough. Several month later in September of 2023, my parents followed suit and used Tallie as their agent. Again, their time spent with Tallie was nothing short of amazing. Now it's my turn! We booked a trip and got EXTREMELY lucky to meet and work with Tallie while we were in Clayton. Not only was she available via text, email, phone, AND Zoom to accommodate our incredibly tight schedule, but she showed us at least 15 different homes over three days and in a very tight time frame. We had so many questions, and she was incredibly helpful during the entire process. She makes you feel like you are her only client, and your budget is just as important as any other she may be working with. She LISTENS. She also listens to what you DON'T say. She knew what we liked before WE knew what we liked. The absolute best thing is that our budget and needs were her number one priority. Not once did she try to force us or sway us into something outside of our comfort zone. And not only that, we were torn between homes of varying prices, and she encouraged us to choose the one that was at our exact budget (and not the higher priced homes) because she could tell that THIS was the home that made us the happiest. She's kind, patient, an absolute EXPERT in her field, and I honestly cannot recommend her enough. Please, if you are looking in an area that she services, CALL HER! You won't be disappointed. She is amazing!
Tallie was great to work with and helped us through every step of the home buying process from searching, offer process, to walk through, helping get painters, and moving things along all the way to the closing. Tallie is very responsive and was very flexible for us as out of towners, often clearing entire weekends for us. Highly recommend Tallie!
